Continued Increase In Deposit Disputes

The 2014 TDS Review showed that cleaning was yet again the most common cause of deposit dispute for the fourth year running with damages coming in at a close second.

The report also shows that there has been a big increase in the number of disputes adjudicated which was an all-time high of over 9000 disputes with the average value of the dispute has increased again to £860.

To a landlord these can be scary facts and further highlight the need to provide good quality accommodation, ensure correct paperwork is in place and maintain the property well throughout the tenancy.

At College and County, we have various procedures in place for both our landlords and tenants to ensure the process runs as smoothly as possible, as well as being ethical and fair – a big tag line of our company. The initial stage of the process is that we work hard to bring you the best possible applicants to avoid those which may not look after your property to a good standard and carry out suitable reference checks.

We employ independent inventory clerks to carry out full inventory reports of the property. We then provide two copies of this to the tenants at check-in so they can annotate any changes they feel are required, keeping one copy for themselves and giving one copy to us to keep on file. We do accompanied check-ins for all our managed properties to ensure tenants understand what the inventory is and how they are expected to act throughout their tenancy – including how to effectively report any maintenance or issues to us.

We carry out property visits throughout the tenancy so that landlords are kept up to date and to nip any potential issues in the bed as such. When the tenancy is drawing to an end, we complete a final visit which is more through and provides advice to the tenants on what they need to do to maximise their deposit return.
